2nd Floor Apartment

This apartment consists of living room, dining room, bath, 3 bedrooms, (with a 4th room that can be utilized as a bedroom, or utility room, as it has the washer and dryer hookups.) It also has a long back porch that was converted into an office on one side.
The apartment has dropped ceilings, leaving each room with a height of 8ft. It has hot water heating, but due to the structure of the 3 ft deep walls surrounding the building, as well as the heat from the restaurant, it is very economical to heat.

So, take the grand tour with me:

     GRAND STAIRCASE
This beautiful staircase leads from the backdoor behind the restaurant to the 2nd and 3rd floors above. Each tread is 5 ft long, and the rise is _______.It runs along the inside wall, which, as you can see, is the continuation of the 3 ft deep field stone. This stone has had polyurethane to preserve the mortar and create a shine. From the 1st floor to the 2nd floor is _______ ft. A beautiful mahogany handrail is on the opposite side of the wall. The apartment door is directly ahead, with the landing continuing around to the left, where the stairs to the 3rd rise above the 2nd floor stairs.
The last 3 stairs of the staircase gracefully end with a 45 degree angle to the left.

Diningroom

DINING ROOM
(14'x15')
To start our tour, the dining room is the first room you walk into when entering the apartment. The view you are seeing is from the kitchen, to the left of the front door. On the back wall is a built in china closet and the arched entrance to the living room and bedrooms # 2 & 3. Some walls are covered with stretched fabric, held in place by the furring strips. The inside wall is paneled.
To the middle left is the entrance to bedroom # 1. To the left of where we are standing is the hall to the bathroom and the utility/bedroom # 4, as well as the remainder of the kitchen.

     THE KITCHEN
     ( 9 ½’ x 20’ )
The kitchen is L-shaped, and resembles a ship galley. This picture shows the main part of the kitchen. The refrigerator and some counter and cabinets are behind us, in the hallway to the right. The doorway on the back wall leads directly to the back porch. The Ben Franklin stove is visible through the door.
You will notice the built in shelving unit with wine rack.

This photo is of the L-shape leg of the kitchen. It shows the sink and counter as seen above, as well as the open door to the Utility/Bedroom # 4 room. The closed door leads to the bathroom. To the right of this door is the continuation of the kitchen- cabinets, counter and refrigerator.

     UTILITY/4th
     BEDROOM (9’X 12’)
This room is equipped with hookups for the washer and dryer, and has been used in the past for a utility/storage room for the apartment tenants. As it is immediately next to the kitchen, it could be converted into a new kitchen with laundry closet.

Bathroom

          BATHROOM
This room is located to the left of the front door, after passing through the small hallway of the kitchen. It is a small room, with shower and bath.

          THE OFFICE/
     PORCH (6 ½ ‘ x 24’)
Let’s continue the tour with the back porch. As you can see from the dimensions, it is long and narrow, but has been cleverly turned into an office on one side.
This porch runs over the back entrance, is fully insulated, and is heated by a gas stove. The ceiling fan circulates the air, as well as provides a central light. Both sides of the room have track lighting as well.
The office is constructed with a built-in U-shaped desk. The desk top is decoupage with pictures, like the tables in the restaurant, and is preserved with polyurethane resin. Underneath are built in glass cabinets and file cabinets

Office with Closet

The opposite side of the room has a large built in closet, with shelves. There are 2 windows overlooking the porch from the main building. One is from the Utility room, as seen in the shot above. It is located past the TV.
The 2nd window is from the upstairs hallway, as one begins to climb the stairs to the 3rd floor. It is located behind and above the monitor in the shot above.
The porch was completely renovated in 1998, when outer walls, windows, floor, and new ceiling were redone. At this time the electric, stove, rug, closet and office were installed. Note the continuation of the stone walls. They also were cleaned, brushed and had a coat of polyurethane applied to preserve them.

     BEDROOM # 1
     (11’ X 12’)
This bedroom is located off of the dining room and is of a large size. It includes a double door closet to the left of the door. The window is 42"x76" and is set into the 3 ft stone wall, creating a nice window ledge

Looking toward Diningroom

     LOOKING BACK
towards the dining room and front door. We are now standing under the arch to the living room. As you can see, to the right of the picture is a built in bookcase. This is the end of the wall from the built in china closet on the dining room side, and the built in glass cabinet on the living room side.
The kitchen is seen in the background to the left of the bookcase.

     LIVING ROOM
     ( 14’ X 24’)
Yes, this room is very large and long. The first picture (taken from the middle of the room) shows the width of the room, the doorway to bedroom # 2, and the archway to the dining room.
Note the built in glass cabinet on the back wall. This is a twin to the one on the dining room side, and can be a great cabinet for displaying those sport trophies, antique collections, or for your own media collections- records, VHS, DVD’s, etc.
This picture does not show the length of the room

Livingroom

This second shot of the room is taken from the middle of the room, looking towards the driveway wall.      Here we see the doorways for Bedrooms # 2 and #3.

This shot is taken from the archway, and faces full towards the front of the building, showing the complete length of the room.
This room overlooks the front door of the restaurant below.
To the left of the windows is Bedroom #3. The front windows area 42"X76". They are very, very big.

Livingroom

It is difficult to take a picture of each of the 3 bedrooms, as the camera does not show the full room, nor does it capture an ambiance from an empty room. Saying that, we will only show a picture of Bedroom # 2 as an example of the 3 bedrooms.

Bedroom

     BEDROOM # 2
     (12’ X 14’)
This bedroom is the largest and is normally the master bedroom. The closet is to the left of the entry. Like the 1st bedroom, the window is set into the stone wall, and creates a large windowsill.
This particular shot shows the room as we face the front of the building. Both corners are shown, and the window is seen on the left.
Rich was not expecting us to invade his bedroom for pictures and apologizes for the Budweiser shown in the shot. His excuse is that he doesn’t have his wife at home to clean up after him!

     BEDROOM # 3
     ( 9’ X 11’)
This bedroom is on the corner of the building and faces the front street. It has a small closet to the left of the doorway.
